The next turning off Burnt Ash Hill, going towards Grove Park - Winn Road - would suggest that William Winn's building works in the area may have extended further than just the hotel / pub.

I remember the Corona Man - sold bottles of Corona fizzy drinks off the back of an old flatback lorry on a weekly round. My parents couldn't afford it every week - it was a real treat when my 'big-sister' was given a silver coin and told what to buy from the Corona Man. Ah - the memories of Dandelion & Burdock. It destroyed my teeth, of course, but oooh yummy.

The boundary stone is fascinating and deserves a website of its own. I cannot imagine why it would have been erected 55ft away from the actual boundary or why anyone bothered to do so. Perhaps it was originally on the boundary and the 55ft part was added later, in which case they were lucky to fit that in. There also appears to be enough room between "from" and "boundary" for more words than you suggest.
I've checked on a map (and squinted again) and I now reckon the stone is 33ft from the boundary, not 55ft.

The stone was erected 33ft away from the boundary because the boundary changes direction in the middle of a road.
